Coronado kept moving even with rates above 7%
CNBC reported the average 30-year fixed rate hit 7.49% in early October 2026. Realtor.com noted rates topped 7% for the first time since January 2025 in September 2026. That is the backdrop. Now here is what actually happened in Coronado during the three months ending August 31, 2026.
The Real Estate Data Aggregator counted 74 homes sold in ZIP 92118 during those three months. The median sale price came in at $2,890,000, up 28.4% from the same period in 2025. Prices rose sharply even as rates climbed. That points to real pricing power in this market.
Nationally, the Federal Housing Finance Agency put year-over-year price growth at 2.6% through July 2026. The S&P Case-Shiller index, as reported by CNBC, showed 1.9% for the same period. Coronado ran well ahead of both.
Homes sold faster too
The Real Estate Data Aggregator shows homes in 92118 sat on the market a median of 48 days. That is 11 days shorter than the same period in 2025. Nearly 1 in 4 homes went under contract within two weeks of listing. Fewer homes sold overall, down 6.3%, but the ones that sold moved faster and closer to asking price.
Imperial Beach told a different story

The Real Estate Data Aggregator counted 50 homes sold in ZIP 91932 during the same three months. Imperial Beach homes sold in a median of 41 days, which is actually 7 days faster than Coronado. But the median sale price slipped 1% to $846,250. More supply arrived too: homes for sale rose 40.9% and new listings climbed 26.8%. Months of supply reached 5.7, up 1 month from 2025. Buyers there have more options and a little more room to negotiate.
The combined picture
Across both ZIP codes, the Real Estate Data Aggregator counted 124 homes sold, up 1.6% from 2025. New listings rose 14.8% to 178. More homes came to market, and most of them found buyers. Pending sales dipped 5.6%, which is worth watching in the months ahead.
What the rate environment means here
CNBC reported that refinance applications were 56% lower than the same week a year ago. Purchase applications fell 2% for the week. Higher rates are clearly slowing activity nationally. But Coronado's numbers moved in the opposite direction on price and speed. That does not mean rates do not matter here. It means buyers who want this market are not waiting them out.
