Coronado moved faster even with fewer homes for sale

Mortgage rates topped 7% in September 2026, according to Realtor.com. That is the first time rates crossed that line since January 2025. For most markets, that kind of rate move slows things down. In Coronado, the numbers tell a different story.

The Real Estate Data Aggregator counted 74 homes sold in Coronado (92118) in the three months ending August 31, 2026. That is down 6.3% from the same months in 2025. Fewer sales, yes. But the homes that did sell moved faster and for more money.

The Real Estate Data Aggregator put Coronado's median sale price at $2,890,000 for those three months. That is up 28.4% from the same period a year before. Not every home drove that number, but the middle of the market moved up sharply.

The Real Estate Data Aggregator shows homes sat on the market a median of 48 days. That is 11 days shorter than the same stretch in 2025. Inventory slipped to 97 homes, down 7.6% year over year. Less to choose from, and buyers were moving on what was there.

More buyers are moving quickly

According to the Real Estate Data Aggregator, 23.3% of Coronado homes went under contract within two weeks of listing in the three months ending August 31, 2026. That share is up 7.7 points from a year before. Nearly 1 in 4 homes found a buyer in the first two weeks.

The share of Coronado homes that sold above list price rose to 16.2%, up 3.5 points from a year ago, per the Real Estate Data Aggregator. That is not the majority. But it shows that well-priced homes are drawing real competition.

Imperial Beach: more inventory, prices eased a little

Imperial Beach (91932) moved in a different direction. The Real Estate Data Aggregator counted 50 homes sold there in the three months ending August 31, 2026. That is up 16.3% from a year before. More sales, more inventory, and a small price dip.

Inventory in Imperial Beach jumped 40.9% year over year to 93 homes, according to the Real Estate Data Aggregator. Months of supply rose to 5.7, up 1 month from a year ago. Buyers there have more to look at. That gives them a little more room to negotiate.

Coronado's tighter inventory kept upward pressure on prices. Imperial Beach's rising supply gave buyers more options and nudged prices down a touch. Both markets saw homes sell faster than a year ago. That part is consistent across the area.

The rate backdrop

Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC noted that the average contract rate on a 30-year fixed mortgage was 7.41% as of late October 2026. Higher rates raise monthly costs for financed buyers. That is a real factor, especially in Imperial Beach where more buyers may be using loans.

In Coronado, where prices sit near $2,890,000, many buyers are less rate-sensitive. The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% year over year through July 2026. Coronado's 28.4% gain, per the Real Estate Data Aggregator, ran well ahead of that national pace.

In short
  1. Coronado saw fewer homes for sale and fewer sales, but prices climbed sharply and homes moved faster.
  2. Imperial Beach had more inventory, slightly lower prices, and the fastest days-on-market of the two.
  3. Rates above 7% are a real cost for buyers, but both markets still closed homes in under 50 days.
