Coronado prices climbed even as sales stayed steady
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Coronado moved at a very different pace. The Real Estate Data Aggregator counted a median sale price of $3,010,000 in ZIP 92118 for the three months ending July 31, 2026. That is up 32.3% from the same three months a year before. Prices here did not just keep up with the country. They ran well ahead of it.
That price gain happened while the market stayed largely in balance. The Real Estate Data Aggregator counted 69 homes sold in ZIP 92118 during that period, down just 4.2% from a year before. Inventory sat at 114 homes, down only 1.7%. Sales and supply both held close to where they were last year. The price move was not driven by a sudden rush of buyers. Demand was steady. Pricing power was the story.
Homes also sold faster. The Real Estate Data Aggregator put the median days on market at 35 days, which is 8 days shorter than the same period a year before. And sellers gave up less ground at the table. The average sale price came in at 97.6% of list price, up 0.8 points from a year ago. Nearly 1 in 5 homes, 18.8%, sold above list price. That share rose 7.7 points from a year before.
The national picture is worth knowing for context. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. Coronado is not immune to national conditions. But the local numbers for the three months ending July 31, 2026 do not reflect that same pressure, at least not yet.
New listings in ZIP 92118 rose 6.1% to 105 homes, according to the Real Estate Data Aggregator. Pending sales came in at 80, up 2.6% from a year before. Buyers are still moving. The pipeline is not empty.
