Coronado prices rose even as sales and inventory slipped
The number that matters most for Coronado homeowners right now: the Real Estate Data Aggregator counted a median sale price of $2,890,000 in ZIP 92118 for the three months ending August 31, 2026. That is up 28.4% from the same period a year before. Prices moved higher even as sales and inventory both slipped.
Nationally, the picture was quieter. CNBC reported that pending sales were down 8.5% year over year in September. The Federal Housing Finance Agency put U.S. house price growth at just 2.6% from July 2025 to July 2026. Coronado's 28.4% gain stands well above both of those.
Fewer homes sold and fewer were available, yet homes moved 11 days faster than the year before, according to the Real Estate Data Aggregator. That tells you demand did not disappear. It tightened.
Not every home sold instantly
The Real Estate Data Aggregator shows that 23.3% of Coronado homes went under contract within two weeks of listing, up 7.7 points from a year before. That is roughly 1 in 4. The other 3 in 4 took longer. Buyers still have choices, and pricing still matters.
Sellers got close to their asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 97.2% in ZIP 92118, up 0.6 points from a year before. Sellers gave up a little ground, but not much. And 16.2% of homes sold above list price, up 3.5 points from the year before.
Mortgage rates add a headwind for buyers
Rates are not helping buyers anywhere right now. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecasts an average 30-year fixed rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Higher rates slow buyer pools, which is part of why fewer homes sold even as prices held up.
New listings ticked up, so supply is not gone
The Real Estate Data Aggregator counted 88 new listings in ZIP 92118 during the period, up 4.8% from a year before. More sellers came to market even as the pool of active listings shrank. That tells you homes are selling, just not piling up.
One street can read differently from the whole ZIP
These numbers cover all of ZIP 92118. Coronado Village, Coronado Shores, and Coronado Cays each move at their own pace. A condo on the water and a single-family home a few blocks inland are not the same market. The ZIP code median is a starting point, not your answer.
- Coronado's median sale price rose 28.4% to $2,890,000 in the three months ending August 31, 2026, even as sales fell 6.3% and inventory dropped 7.6%.
- Homes sold 11 days faster than a year before.
- Nationally, pending sales were down 8.5% and rates are forecast to stay near 7.4% through year-end.
- Strong pricing, tighter supply, and faster sales support homeowner values, but not every listing moves quickly, and buyers still have options.
