Coronado prices rose even as sales and inventory slipped

The one number that changes the conversation for Coronado homeowners: the Real Estate Data Aggregator counted a median sale price of $2,890,000 for the three months ending August 31, 2026. That is up 28.4% from the same months in 2025. Prices moved up sharply, even as the market got quieter.

For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Coronado's 28.4% gain ran well ahead of that national pace. This is not a market where buyers can count on prices having softened.

Sales slipped a little. The Real Estate Data Aggregator counted 74 homes sold, down 6.3% from the same period last year. Inventory fell too, to just 97 homes for sale, down 7.6%. Fewer choices for buyers, and not much sign of a price correction coming.

Homes sold faster and closer to asking price

The median home went under contract in 48 days, which is 11 days faster than a year before. That is a meaningful shift. Homes are not sitting. Sellers are not waiting long for a serious buyer.

The Real Estate Data Aggregator shows Coronado sellers averaged 97.2% of their list price, up 0.6 points from a year ago. And 16.2% of homes sold above list price, up 3.5 points. Not every home drew a bidding war, but the share that did is growing.

The Real Estate Data Aggregator found that 23.3% of Coronado homes went under contract within two weeks of hitting the market. That share is up 7.7 points from a year before. Well-priced homes are finding buyers quickly. Overpriced ones still sit.

New listings picked up a little, but not enough to loosen the market

The Real Estate Data Aggregator counted 88 new listings in Coronado during the period, up 4.8% from a year ago. That modest rise did not offset the overall drop in available inventory. Supply stayed at 4 months, essentially flat from a year before.

La Jolla's median price dipped 5.7% over the same period, to $2,354,500. Coronado moved the other direction, up 28.4%. These are neighboring luxury markets, and they read very differently right now. That gap matters if you are pricing or shopping across both.

The national backdrop

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That rate environment is keeping some buyers on the sidelines. In Coronado, prices rose anyway.

Realtor.com also reported that 20.8% of listings nationally took price cuts in September 2026, the highest share since October 2022. That is a national story. In Coronado, sellers averaged 97.2% of their asking price and homes sold 11 days faster than a year ago.

In short
  1. Coronado's median sale price hit $2,890,000 in the three months ending August 31, 2026, up 28.4% from a year before.
  2. Sales and inventory both slipped, but homes sold faster and closer to asking price.
  3. The national market is softer.
  4. Coronado is not following that script right now.
