Coronado pushed higher even as national price growth stayed modest

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Coronado ran well ahead of that. The Real Estate Data Aggregator counted a median sale price of $3,010,000 in ZIP 92118 for the three months ending July 31, 2026. That is up 32.3% from the same three months a year before. For homeowners here, that gap between local and national is the number worth knowing.

Homes also moved faster. The Real Estate Data Aggregator put the median days on market in Coronado at 35 days, which is 8 days shorter than a year before. Not every home sold quickly, but the direction is clear. Meanwhile, CNBC reported that the average 30-year fixed mortgage rate hit 7.30% on September 30, 2026. Rates at that level tend to slow buyers down nationally. Coronado did not show that pattern.

The sale-to-list ratio tells a similar story. The Real Estate Data Aggregator put it at 97.6% in ZIP 92118, up 0.8 points from a year before. Nearly 1 in 5 homes sold above list price, a share that rose 7.7 points year over year. That said, homes selling above list are still the minority. A well-prepared offer matters, but a panicked one is not required.

Imperial Beach: more homes, faster sales

Imperial Beach told a different story. The Real Estate Data Aggregator counted 52 homes sold in ZIP 91932, up 20.9% from a year before. The median sale price was $850,000, up 3.7%. That is closer to the national pace the Federal Housing Finance Agency reported. Days on market fell sharply: the median was 27 days, which is 23 days shorter than a year before. Supply grew too. Homes for sale rose 86.2% year over year, to 108 active listings.

Months of supply in Imperial Beach reached 6.4 months, up 2.3 months from a year before. More supply gives buyers more room to think. It also means sellers need to price carefully. The Real Estate Data Aggregator put the sale-to-list ratio at 98.1%, down 0.8 points year over year. Nearly 3 in 10 homes sold above list price, even as that share slipped 3.7 points.

The combined picture

Across both ZIP codes together, the Real Estate Data Aggregator counted 121 homes sold in the three months ending July 31, 2026. That is up 5.2% from the same period a year before. New listings rose 27.2%, to 215. Pending sales reached 139, up 4.5%. More homes are coming to market, and more are going under contract. Both are true at once.

Nationally, rates are a real factor. CNBC reported the average 30-year fixed rate at 7.30% on September 30, 2026, with one survey putting it as high as 7.58% that same week. Rates at those levels raise monthly costs for buyers. Local demand in Coronado has held up anyway, though buyers in Imperial Beach have a bit more leverage than they did a year ago.
