Imperial Beach has more room to negotiate than a year ago
The biggest change in the Coronado and Imperial Beach market right now is in Imperial Beach. The Real Estate Data Aggregator counted 93 homes for sale in ZIP 91932 during the three months ending August 31, 2026. That is up 40.9% from the same period a year ago. More choices for buyers usually means more room to talk on price and terms.
That rise in supply fits a wider pattern. Redfin reported in October 2026 that home sellers outnumber buyers by 62.6% across the U.S. market. Imperial Beach is feeling some of that same pressure.
The Real Estate Data Aggregator put months of supply in ZIP 91932 at 5.7 months for the three months ending August 31, 2026. That is up 1 month from a year before. Anything above 6 months is typically a buyer's market. At 5.7, Imperial Beach is close to that line.
Prices slipped a little. The Real Estate Data Aggregator put the median sale price in ZIP 91932 at $846,250 for the three months ending August 31, 2026. That is down 1% from the same period in 2025. A small dip, but worth knowing if you are pricing a home to sell.
Not every sign points one way. Homes that did sell moved a bit faster. The median days on market in ZIP 91932 dropped 9 days from a year ago, to 41 days, according to the Real Estate Data Aggregator. And sellers still averaged 98.1% of their list price. So well-prepared homes at the right price are still finding buyers.
Coronado is a different story
Across the bay, Coronado (ZIP 92118) looks quite different. The Real Estate Data Aggregator counted 97 homes for sale there for the same period, down 7.6% from a year ago. Months of supply held at 4 months, down slightly. Demand is holding up better here.
| Coronado 92118 | Imperial Beach 91932 | |
|---|---|---|
| Median sale price | $2,890,000 | $846,250 |
| Homes for sale | 97 | 93 |
| Months of supply | 4 | 5.7 |
| Median days on market | 48 | 41 |
| Sale-to-list price | 97.2% | 98.1% |
Coronado's median sale price reached $2,890,000 for the three months ending August 31, 2026. That is up 28.4% from the same period in 2025, according to the Real Estate Data Aggregator. Sales volume dipped 6.3%, but 16.2% of homes still sold above list price.
Mortgage rates are adding pressure across both markets. Realtor.com reported that rates topped 7% for the first time since January 2025 in September 2026. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% through 2027. Higher rates slow buyers down and give sellers more reason to be realistic on price.
Across Coronado and Imperial Beach together, the Real Estate Data Aggregator counted 124 homes sold in the three months ending August 31, 2026. That is up 1.6% from a year ago. Pending sales fell 5.6%, which is worth watching in the months ahead.
- Imperial Beach has more inventory, more supply, and a slight dip in prices.
- Buyers have more options than a year ago.
- Sellers who price carefully and prepare well are still closing.
- Coronado is tighter and pricier, and it is moving on its own terms.
- Rates above 7% are a real factor for buyers in both markets.
These are ZIP-code numbers. One street, one building, or one price range can read very differently from the whole area. If you want to know where your specific home sits inside these numbers, I am glad to take a closer look.
